Sales of Clearwater Beach condos for May 2014 (not including Sand Key and Island Estates) had an average sale price of almost $510,000 based on data from the Multiple Listing Service. Eleven condos were sold on Clearwater Beach during May 2014. Prices ranged from just under $200,000 to over two million dollars. Two Bank Foreclosures were sold during the month. The $510,000 average sales price is somewhat lower than the year to date average of $576,000 and prices are up from the 2012 and 2013 averages for Clearwater Beach condos. Lower inventory has helped Clearwater Beach condo sellers in the first part of 2014. The average days on market was 120 days year to date through May. This is about 25% lower than the 2013 average of 156 days and about half of the average days on market in 2012, so this is more good news for sellers and buyers.

Condo short sales and bank foreclosures have fallen dramatically from 2012 and 2013 levels. Year to date, distressed property sales were 7% of the sales which is way down from the 30% level in 2012 and the 18% level in 2013.

There were 81 active listings for Clearwater Beach condos at the end of May. With approximately 11 sales per month, this translates to a 7 month inventory of Clearwater Beach condos. This is in line with the 6 month inventory that is generally considered to be a “balanced market”. This makes the current Clearwater Beach Condo market an "even game" between buyers and sellers. What this means to sellers is that they need great marketing and exposure of their properties if they want to sell. What it means to buyers is there is a lot to choose from and it’s not too late to get a good deal if you want to live on Clearwater Beach.

The highest sale for a Clearwater Beach condo in May was for a 3 bedroom, 3 bath 2,600 square foot unit in Sandpearl. Regatta Beach Club had the most sales with three units sold in May of 2014.
