Clearwater Beach Condo Trends for October 2013

There were 31 condo sales in October and a median sales price of $329,000 with sellers getting about 95% of the list price (Sales Price/List Price). The October 31 condo sales is a bit lower than the 36 sales per month average for the last 6 month period. The $329,000 median sales price is about 4% lower than the six month median of $342,500. A little over half of the October Clearwater Beach condo sales were for Sand Key. 

Inventory in Pinellas County is at a low 4 1/2 month supply. With Clearwater Beach's higher price points, the Clearwater Beach inventory is higher than the Pinellas county wide average, but is still at a reasonable 6 month inventory in most price brackets except for the highest price brackets where there is a 9 to 12 month supply. A six month inventory represents a "balanced market" where neither the buyer nor seller are at an advantage or disadvantage. This is good news for condo owners looking to sell who have been facing much higher inventory levels in the past.

The number of Clearwater Beach condos sold fell to a low in 2006 and 2007 and has been steadily rising since then to a level of about 30+ sales per month.

Clearwater Beach condo sales prices have been falling since 2006 but seem to have stabelized with a slight, if not always consistent upward trend since 2011.
