Clearwater Beach Condo Sales Overview for June 2014
Clearwater Beach condo sales in June 2014 included 47 condo sales (including Clearwater Beach Proper, Sand Key and Island Estates). The average sales price in June was $476,000 which is 14% higher than the $415,000 average in 2013 and 25% higher than the $377,000 2012 average condo sale (see graphs and all the market details on our blog). The "typical" condo sold in June was a 2 bedroom/ 2 bath unit with about 1,400 square feet of indoor living space for the mid $400,000's.
Sand Key Had the Most Sales
20 of the 47 or almost half of the Clearwater Beach condo sales for June 2014 were for Sand Key condos. About a third of the sales were in Clearwater Beach Proper, and about 1 in 5 was in Island Estates.
Clearwater Beach Distress Property Sales are Down
Only 4 of the sales was a distressed sale (Short Sale or Bank Foreclosure) which is a huge improvement over 2012 when 21% or one out of five sales were distressed sales.

Clearwater Beach Condo Inventory is Healthy
With 233 condos for sale at the end of June 2014 and about 38 condo sales per month, that translates into about a 6 month inventory of condo real estate on Clearwater Beach. This is pretty close to the 6 month inventory point which real estate experts generally consider to be a balanced market. What this means to sellers is that they need great marketing and exposure of their properties if they want to sell. What it means to buyers is there is a lot to choose from and it’s not too late to get a good deal if you want to live on Clearwater Beach.
